PROPERTY MANAGEMENT:

• Only $100 of rental income per door for full service management.

• No account establishment fees.

• No over-ride on maintenance or repair work.

• No leasing fees.

• No management fee until rent is received.


What the management fee cover?


ALWAYS THERE: We are available 7 days a week to insure prompt response to maintenance and repair requests, and to show your property to prospective tenants at their convenience.


EXTENSIVE ADVERTISEMENT: Your property will appear on the Multiple Listing

Service (MLS) where 100,000+ real estate agents have access. We also offer a referral

fee to property managers and real estate agents. We continuously check our tenant

waiting list for prospective tenants. We participate in an exchange network with other

cooperative property management groups, for available homes and tenant waiting list, to

maximize results and find the perfect match.


TENANT SCREENING: Credit screening, verification of prior residency and current

employment for every applicant will be performed for prospective tenants. A final

application package will be submitted to the property owner for final acceptance.


RENT COLLECTION: Rents are due on the first day of each month, with three day

grace period. We collect the rent for you and mail you the rent within three business days

after the three day grace period. In case an eviction is necessary we will arrange legal

representation and represent the owner in court.


WE INSPECT YOUR PROPERTY: Prior to occupancy, an inspection will be completed to  ensure proper move-in condition. Property documentation will be utilized, including - but not limited to - an inspection check list, photo & video documentation. An additional move-out inspection will be completed utilizing the same tools. During the rental period we perform periodic drive-by inspections to check for apparent abnormalities. A written notification will be sent to the tenant if a violation of house-rules or regulations is noted. If necessary an inside inspection will be performed. The tenants will also be informed that LUXX Properties, Inc. dba LUXX Property Management is managing your property and we will supply them with our contact information, in the event that something they believe needs our attention occurs. 


MAINTENANCE AND REPAIR COORDINATION: We will coordinate the maintenance & repair as required by using our network of licensed and bonded contractors. Upon request, the property owner may elect to use their own contractors. 


ACCOUNTING AND FINANCIAL STATEMENTS: Upon entering into the property management agreement all monies will be deposited into a trust account. An initial deposit is required from property owners to cover any start-up expenses, cost, and/or repairs. A monthly income statement will be provided for each property. Copies of all maintenance and/or repair invoices will be provided. 


CONTRACT FORMS AND DISCLOSURES: California Association of Realtors (C.A.R.) contracts & disclosures will be provided for the protection of your interests. 


POST TENANCY CLEANING SERVICE: Coordination of cleaning services if necessary. 


What the property management fee does not cover: 

  • Homeowner’s And Property Insurance. 
  • Home Owner Association Fees 
  • Cost of Maintenance and Repair(s)
  • Mortgage Payment 
  • Property Taxes
  • Legal Fees


Delinquent Rent Collection Service: In the situation where the rent collection is overdue and the tenant doesn’t show signs of cooperation, a credit collection company will be hired to continue the process and to report delinquency and eventually eviction to the main Credit Bureaus. Cost and fees are not included in management fee.
